Yes. Every project includes a free 3D design. We confirm the scope of work and match every detail to the design before preparing your fixed quotation, so you see the finished result and the final price before committing.

In many cases yes, but it depends on the existing drainage. Waste pipes rely on a fall, and in most Pattaya properties the floor slab limits how far a drain can be moved without raising the floor. We check this during the site visit and tell you what is possible before the design stage — not after work has started.

Package prices are a starting point. The final quotation is provided after a site inspection, because the condition of the property, access, demolition needs, and selected materials can affect the final scope.

Package prices include labor, project management, and a 1-year written warranty.

The bathroom package covers sanitary ware, shower, floor and wall tiling, plumbing and electrical work, and ceiling and partition work. The kitchen package covers cabinets, countertop, sink, faucet, and backsplash. Floor and wall tiling is not included in the kitchen package and is quoted separately.

Demolition work, furniture moving, and furniture are not included in the package prices. If these are needed, we confirm them during the inspection and include them in the quotation.

Package prices are based on a 3m² bathroom and a 160cm kitchen unit. Larger rooms are quoted on the same basis — you pay for the additional area and materials, not a different price structure. The exact figure is confirmed in your written quotation after the site visit.

In most cases the deposit is 30% on signing. The rest depends on the size and duration of the project: smaller projects are usually split into two payments, and a typical renovation into three, with a progress payment at an agreed point during construction and the balance on completion after the final inspection.

If additional work becomes necessary during construction — for example a hidden leak found behind a wall — we stop, explain the issue, and issue a written variation for your approval before continuing.

Yes. All listed prices are exclusive of 7% VAT.

Yes. Standard products are used as the base for package pricing, and you can choose upgraded materials or fixtures by paying the difference.

The process begins with a free site visit and inspection. After the 3D design and scope are confirmed, we prepare a fixed quotation, then manage construction, progress updates, final inspection, and handover.

Most condominium buildings in Pattaya require written approval before renovation work begins, and many restrict which days and hours work can be carried out.

In most cases we handle the application on your behalf. We check each building's rules before the schedule is finalised, and the permitted working days and hours are reflected in your quotation and schedule. Where the building requires a security deposit, this is stated in the quotation and we arrange the payment on your behalf.

The schedule depends on the size and condition of the room and the final scope of work. We will provide a project schedule together with the quotation after inspection and planning.

A kitchen or bathroom renovation makes that room unusable for the duration, so most owners either stay elsewhere or use another bathroom in the property. If you are overseas, you do not need to be present at all. We arrange the key handover in writing, and you follow the work through daily photo and video updates.

Yes. You receive cloud-based photo and video updates every working day, so you can follow progress from anywhere in the world. A dedicated project manager is accountable for the site throughout, and the final inspection can be carried out by video call.

Yes. English support is available for consultation, quotation, progress updates, and project communication. We also support Japanese and Thai.

Every project includes a 1-year written warranty backed by Astec Engineering Service Co., Ltd., a Thai-registered company with a fixed office in Pattaya. Contact us and we will inspect the issue and carry out the repair covered under the warranty terms.
